LEASE TERMS

An apartment lease agreement is a legally binding contract between a landlord and tenant that outlines the terms and conditions of renting an apartment. It includes information such as the length of the lease, rent amount, security deposit, and rules and regulations for living in the apartment. No matter where you live, always make sure you understand the terms of your lease before signing!

APPLICATION PROCESS

Creating an account and filling out our short application form typically only takes 10 minutes! Please look at our FAQ’S for more information on how to make this process as easy as possible.

Application Fee: $50 Administrative Fee is $100

CURRENTLY WAIVING ALL FEES ASSOCAITED WITH APPLICATION

DEPOSIT & LEASE TERMS

Deposit is typically $500 with approved credit or guarantor. Sometimes we charge a double deposit for credit lower than our approved threshold.

Lease terms are from August (move in day) until July 31st in most cases.

We offer a limited number of fall semester leases that end Dec 31st and there will be an additional $150 fee for short term. We will also do Spring semester leases but those end on July 31st. We typically do not charge a short term fee for this option as it is technically backfilling.

We are willing to do a 3-month lease for those who can prove that they are an intern, part of a program at a local university or part of a program at a hospital. This 3 month lease comes with the requirement to pay an additional $300 per month as a short term fee. Limited number of these lease terms available.

How do I pay rent?

Please log in to your resident portal and click on the payments icon in the top navigation bar. You have the option to pay rent in 1, 3 or 12 installments. Contact the office for more info.

How can I submit a maintenance request?

Log in to your resident portal and scroll down from the resident dashboard to the service request section to submit your maintenance request ticket.

Can I choose my roommates?

We accept roommate requests. Contact the office staff for more details.

Is parking available for residents?

The Icon offering covered garage parking with secure access. Contact the office for more info.

What is the pet policy?

For the comfort of all of our residents, pets are not allowed at The Icon.
